The Costa Cálida, the coast of the Region of Murcia in south-east Spain, offers towns around the Mar Menor lagoon, beaches along the Mediterranean and a wide choice of golf resorts inland. Buyers can also compare it with the nei ghbouring Costa Blanca, just across the regional line in Alicante.
The agency you choose decides how much of the purchase you have to manage on your own. A good one finds the right home, checks it legally and stays with you after the sale. Here is what to check, followed by some of the agencies working with international buyers in the region.
What to Look for in a Real Estate Agency in Murcia
Knowledge of the Region's Different Markets
The Region of Murcia is not one market. The towns around the Mar Menor, such as San Pedro del Pinatar, San Javier and Los Alcázares, the coast further south and the inland golf resorts each have their own prices and their own kind of buyer. An agent who knows the area can tell you which one fits the way you plan to use the home.
Local Rules That Shape Your Decision
Some rules in Spain are set by each region. A good agent explains them before you choose where to buy:
- Schools. In the Region of Murcia, Spanish is the only official language. In the Valencian Community next door, Valencian is also official, pupils must learn it, and some subjects are taught in it.
- Transfer tax. The tax you pay when you buy a resale home is set by each region, so the same price can cost a different amount in Murcia and in Alicante.
- Holiday lets. In the Region of Murcia, a home rented to holidaymakers must be declared to the regional tourism institute (ITREM) and entered in the regional tourism register. Across Spain, since April 2025, opening a flat in a shared building to holiday lets also needs the approval of the owners' meeting: at least three fifths of the owners, who must also hold three fifths of the building's ownership shares. (Spain and the Region of Murcia, information as of August 2026. These rules change, so check the current position before you buy.)
Support in Your Language
Choose an agency whose team can explain each document and each cost in your own language, and can arrange calls and viewings to suit your time zone.
A Clear, Step-by-Step Purchase
Buying in Spain follows the same main steps everywhere: a reservation, identity and source-of-funds checks, the private purchase contract (Contrato de Arras), your NIE number and a Spanish bank account, the title deed signed before a notary (Escritura Pública) and registration at the Land Registry (Registro de la Propiedad). A reliable agency tells you in advance what happens at each step and how long it takes. As a guide, the typical timelines TEKCE published in 2026 put four to eight weeks between the viewing trip and the title deed, and about a month more if you use a mortgage.
Legal Checks Before You Pay
Ask who checks the property before you sign anything. A Land Registry extract (Nota Simple) issued within the last three months shows any mortgage, debt or restriction, and the home should pass to you free of charges (libre de cargas). If you cannot be in Spain for the signing, a notarised power of attorney (poder notarial) lets someone sign for you.
If residency matters to you, note that Spain ended its property-investment Golden Visa in 2025. Buyers from outside the EU now usually consider the Non-Lucrative Visa or the Digital Nomad Visa instead. (Spain, 2026. Immigration rules change, so confirm the current position with a lawyer.)
Viewings From Abroad
Many buyers shortlist homes before they travel. Check that the agency offers live online viewings and a website where you can search by area and budget.
Help After the Purchase
Electricity, water, internet and a bank account all need setting up once you own the home. Ask the agency what it does after the sale and whether it charges for it.
Experience and Reviews
Look at how long the agency has been in business, where it is registered and what its clients say in their reviews.
